The lease contract is regulated by the Law of mandatory relations in the way that the lawmaker decides that the lease contract is a work of law by which the lease giver is obligating himself by giving a certain thing/object to the lease holder for usage, who is then obligated to pay rent for using the object (leasehold). The lease giver has to give that certain object to the lease holder in the correct shape/form and is obligated to maintain and fix that object if needed during the lease. The lease giver is also obligated to settle all accounts and charges related to the object if there are any before giving it to the holder. The cost of all small repairs caused by the often usage of the object, as well as the costs of the usage itself are all to be paid by the lease holder. If the mandatory repairs are interfering the usage of the object, the lease holder can cancel the contract. He is obligated to use the object like a responsible owner and he can use it only as it is allowed to be used by the contract. He pays the rent in time-limits which are determined by a certain contract or law. If not arranged differently, the object is returned to the place where it was given away from. The lease contract is cancelled when the time exceeds the contract time limit. The lease can also get cancelled if there is a bigger force involved. In case of the lease giver or lease holder’s death the lease is continued with his/her’s inheritors if not agreed differently.
