Abstract
Koristeći se znanjima iz financijske matematike u ekonomiji izračunato je i sagledano više metoda izračuna modela subvencioniranih stambenih kredita. Pri izračunima su korišteni relevantni podaci zakonodavstva Republike Hrvatske i primjena istih kroz modele subvencija stambenih kredita putem poslovnih banaka. Radi bolje ilustracije korištene su i metode izračuna otplate „običnih“ stambenih kredita. Problem istraživanja bio je sagledavanje svih aspekata modela otplate zajmova u cilju predočavanja što jednostavnijeg prikaza više različitih modela (tablični prikazi i studija slučaja). Glavni rezultati pokazuju isplativost uzimanja kredita uz subvencije i to u odnosu na zadovoljavanje više kriterija iz zadanih uvjeta (dvoje djece, indeks razvijenosti gradova i općina, cijena nekretnine,...). Rezultati su pokazali kako isplativost ovakvih modela subvencioniranja kredita u konačnici može pozitivno utjecati na demografsku obnovu zemlje, problem iseljavanja mladih i urbane regeneracije naselja.
Abstract (english)
Using the knowledge from financial mathematics in economy several calculations methods were taken into account to calculate models of subsidised housing loans. Relevant data from the legislation of the Republic of Croatia was used in calculations as well as their application through models of housing loan subsidies offered via business banks. For a better illustration, methods of payments for “regular’ housing loans were also used. The issue during this research was to look at all aspects of loan repayment models to provide a simple representation of several various models (table representation and case study). The main results show the cost-effectiveness of obtaining a subsidized loan while meeting multiple criteria from the default conditions (2 children, development index of towns and municipalities, price of real estate, etc...). The results have shown that the cost-effectiveness of such models of loan subsidising can in the end have a positive effect on the demographic renewal of the country, the problem of youth immigration, and the urban regeneration of towns.
