Abstract
U završnom radu obrađuje se utjecaj turizma na kretanje cijena nekretnina na području Dalmacije. Turizam je globalno prepoznat kao sustav, odnosno skup heterogenih gospodarskih djelatnosti koje generiraju brojne investicijske prilike za ulagače u nekretnine u turističkim destinacijama. Povećana potražnja za nekretninama u turističkim destinacijama vodi ka realnom, ali i špekulativnom rastu cijena uslijed dugoročnih očekivanja povrata na ulaganja u nekretnine. Utvrđivanje povezanosti turističkog i tržišta nekretnina te ocjena isplativosti ulaganja u turističke nekretnine, temeljni su ciljevi istraživanja. Na temelju kvalitativne i kvantitativne usporedbe stupnja turističkog razvoja i cijena nekretnina u Dalmaciji (Splitsko-dalmatinskoj županiji) i Slavoniji (Osječko-baranjskoj županiji), prikazuje se utjecaj turizma na cjenovna kretanja na regionalnim tržištima nekretnina. Analiziran je utjecaj cijena nekretnina na sve dionike, i to investitore, turiste i lokalno stanovništvo. Također je prikazana ocjena isplativosti različitih opcija ulaganja u nekretnine koje se koriste u turističke svrhe.
Abstract (english)
The final paper deals with the impact of tourism on the movement of real estate prices in Dalmatia. Tourism is globally recognized as a system, i.e. a set of heterogeneous economic activities that generate numerous investment opportunities for real estate investors in tourist destinations. Increased demand for real estate in tourist destinations leads to real, but also speculative price growth due to long-term expectations regarding return on investment in real estate. Determining the connection between the tourism and real estate markets and assessing the profitability of investing in tourist real estate are the basic goals of the research. The impact of tourism on price trends in regional real estate markets is presented based on a qualitative and quantitative comparison of the level of tourism development and real estate prices in Dalmatia (Split-Dalmatia County) and Slavonia (Osijek-Baranja County). The impact of real estate prices on all stakeholders, investors, tourists and local residents has also been analysed. An assessment of the profitability of various investment options in real estate used for tourism purposes is presented.
