Abstract
Posljednjih godina narasla je potražnja za kreditima pogotovo za APN subvencioniranim kreditima. Razlozi tome su: povoljni uvjeti kredita, niže kamatne stope i mogućnost ugovaranja stambenih kredita uz državne subvencije. U veljači 2022. realna kamatna stopa je između 1,85% i 3,50%. U završnom radu fokus će biti na analizi APN subvencioniranih kredita koje pružaju banke u Republici Hrvatskoj i odabiru najpovoljnije solucije za potrošače. Banke koje će se analizirati u radu su: OTP banka, PBZ, HPB, Erste banka i Zagrebačka banka. Navedene banke nude kombinaciju fiksnih i promjenjivih kamata. Promatrajući banke i njihove stope, najjeftinije je zaduživanje u Erste banci od 1,85 posto. Slijede Hrvatska poštanska banka s 1,91%, Privredna banka Zagreb i Zagrebačka banka s 1,99%. Najskuplje opcije su: OTP banka s kamatom od 2,09 posto. Zbog velike uloge kamatnih stopa, navedene rezultate treba pažljivo razmotriti, budući da se razmatraju u slučaju fiksne stope, dok bi u slučaju promjenjive stope nalazi bili drugačiji. Iznos koji vraćamo banci ne mora se mnogo razlikovati od dobivenog rezultata. Naravno, prije podizanja kredita potrebno je opširno se informirati o odabiru ponude koja nam najviše odgovara.
Abstract (english)
In recent years, the demand for loans has grown, especially for APN subsidized loans. The reasons for this are: favorable loan conditions, lower interest rates and the possibility of contracting housing loans with state subsidies. In February 2022, the real interest rate is between 1.85% and 3.50%. In the final paper, the focus will be on the analysis of APN subsidized loans provided by banks in the Republic of Croatia and the selection of the most favorable solutions for consumers. The banks that will be analyzed in the paper are: OTP banka, PBZ, HPB, Erste banka and Zagrebačka banka. The mentioned banks offer a combination of fixed and variable interest rates. Looking at banks and their rates, the cheapest borrowing is in Erste Bank at 1.85 percent. Followed by Hrvatska poštanska banka with 1.91%, Privredna banka Zagreb and Zagrebačka banka with 1.99%. The most expensive options are: OTP banka with an interest rate of 2.09 percent. Due to the large role of interest rates, the above results should be considered carefully, since they are considered in the case of a fixed rate, while in the case of a variable rate the findings would be different. The amount we return to the bank does not have to differ much from the result obtained. Of course, before taking out a loan, it is necessary to get extensive information about choosing the offer that suits us best.
