Abstract
Tržište nekretnina predstavlja ključni sektor svakog gospodarstva, zbog čega je važno razumjeti sve čimbenike koji utječu na promjene unutar tog tržišta. Na kretanja cijena nekretnina utječu razne determinante, među kojima se posebno ističu BDP, zaposlenost, inflacija, kamatna stopa na stambene kredite i krediti banaka privatnom sektoru. U svrhu empirijskog istraživanja provedena je panel analiza utjecaja navedenih determinanti cijena nekretnina na uzorku od 11 zemalja srednje i istočne Europe, tijekom promatranog razdoblja od 1998. do 2022. godine. Analiza je provedena na temelju Arellano Bondovog GMM procjenitelja te se može zaključiti kako BDP, inflacija i krediti privatnom sektoru imaju statistički značajan utjecaj na cijene nekretnina. S druge strane, kamatna stopa na stambene kredite i zaposlenost nemaju utjecaj na cijene nekretnina u zemljama srednje i istočne Europe.
Abstract (english)
The real estate market is a key sector of every economy, making it crucial to understand all the factors that influence changes within this market. Various determinants affect real estate prices, including GDP, employment, inflation, mortgage interest rates, and bank lending to the private sector. A panel analysis was conducted on a sample of 11 Central and Eastern European countries from 1998 to 2022 to examine these influences. The study utilized the Arellano-Bond GMM estimator, and the findings indicated that GDP, inflation, and private-sector credit have a statistically significant impact on real estate prices. Conversely, mortgage interest rates and employment do not significantly affect real estate prices in the Central and Eastern European countries.
