The topic of this paper is housing savings and housing loans as a form of savings and financing the purchase of housing. Housing savings is a purpose-built form of savings that is most often contracted with the ultimate goal of buying or arranging residential real estate. Interest is earned on housing savings in housing savings banks, which increases the initial savings amount. A home loan can be defined as a loan used to finance the purchase, construction, upgrade or renovation of a property with predetermined periods and payment amounts. The desire to own your own home is the desire of almost every individual and it is often the reason for saving. Housing savings banks were doing very well at the beginning of their creation, offering savings at higher interest rates. Since the introduction of government incentives, savings in savings banks have had a positive effect. The reduction in government incentives did not have a significant effect until 2015, when that amount became significantly lower and the savings rates themselves fell, making savings in savings banks no longer significantly profitable. Today there are 3 housing savings banks: PBZ stambena štedionica d.d., Raiffeisen stambena štedionica d.d. and Wüstenrot Housing Savings Bank d.d. In the last 5 years, most deposits are received by PBZ stambena štedionica d.d., the amount of which grows every year, and the least by Raiffeisen stambena štedionica d.d. Wüstenrot stambena štedionica d.d. stands out as the only savings bank that annually achieves the amount of over one million kuna in loans and receivables, which increases every year.
